The single biggest red flag when hiring anyone to assess mold.
The most common way homeowners get overcharged is deceptively simple: they hire a company that both tests and remediates. That company inspects the property, "discovers" an alarming amount of mold, and conveniently offers a four- or five-figure cleanup to fix it.
Sometimes the mold is real. Sometimes it's exaggerated. The problem is that you have no way to tell, because the same company controls both the diagnosis and the invoice. When the inspector profits from the cure, the incentive to find a disease is always there.
